Identifying the right property for each client
We analyse the risk profile of each individual client and work with them to develop individual investment strategies, and to identify and evaluate investment possibilities. We also offer property-related and value-creating property management alternatives, such as energy renovation, conversion, extension or demolition.
We take responsibility for obtaining finance offers for our clients from reputable banks and for checking them. We also prepare and communicate Letters of Intent (LOI) in order to secure exclusivity during due diligence.
Risk assessment / Due diligence (DD)
Due diligence is an essential part of the acquisition process, albeit often an expensive one. For this reason, it is essential to work through all the legal, technological, environmental and commercial requirements in a structured and methodical fashion. We start by setting up a team of consultants and setting the due diligence budget. Any issues that come up during the process are discussed with the seller and then included in the purchase agreement, which is usually also negotiated during the due diligence process. The future technical and commercial development of the purchase property is also assessed from an asset management point of view at this stage.
Contracts are the daily business of the property sector. Our comprehensive experience means that we can offer clients the peace of mind of having a professional partner at their side. We are fully conversant with complex contract structures, and we know how to avoid their pitfalls. Negotiating purchase, tenancy and project management agreements, along with the corresponding securities structures, and coordinating the appropriate legal documentation are everyday tasks for us.
Liabilities are incurred on the completion of a sale. We take care of all the tasks that follow completion and guarantee compliance with all contractually agreed deadlines. Finally, we take responsibility for the ongoing administration of the building that has been purchased and ensure the smooth handover of the property.
